I reserved 3 rooms for a Friday night for myself and two other family members. The hotel is definitely showing its age and could use some TLC and updating. My daughter's room had a horrible smell on the second floor. Her bed and my bed both made a loud noise when you sat down on it or turned over in it. We both thought it sounded like a truck emptying a dumpster until we realized it was coming from the metal bedframe - it was so strange and annoying. My bathtub faucet had a very fast water leak and the mold around the corner of the tub was awful. It's a shame that so much water is getting wasted just from that one faucet. The towels were very dingy and thin. Our a/c was very cold which is usually a good thing, but we could never get the thermostat to adjust and we would either freeze or get hot after we turned it off to thaw out for awhile. And it was so odd that the business center was 'closed for the safety of the guests'. That seemed very unusual. We were in Livingston to attend a funeral and wanted to sit out by the pool with the family and visit in the evening but after about 30 minutes we had to leave the area because it was getting dark. This will be my last visit to this hotel.

Clean room, great service, good breakfast and price. Highly recommend! Easy to get to, early check-in allowed. Pool was good. I have nothing bad to say. I don’t know if there are many options in this town but you should consider any available. This place is dirty. 2 towels per room apparently and they appear to be the first towels this hotel ever bought (picture provided of my “fresh clean towels”. Not enough parking to serve the guests. Pillows suck, bed sucks. Bathtub is nasty. This is clearly one of those hotels that will increase the rate with the times but haven’t bothered to update anything in years. I’ve been here for 1 hour and considering just sleeping in my truck. Google please consider the option of zero stars.

Immediately when we entered the room there was a noticeable, strong odor that we couldn’t shake. I tried spraying perfume to negate it, but it didn’t help. We got a room with two beds and both my brother and I experienced extreme itchiness though the night which made it very hard to sleep and made us a bit nervous about the chance of bugs. I think it might be related to the cleaning items they use? Still unsure.

I have spent thousands of nights in hotels and I never write reviews but holy cow, after being threatened with arrest over a spoonful of egg at Americas Best Value Inn in Livingston TX I got to write a review. I had a plumbing problem at house so I stayed there 1 night with an 8 pound poodle. I booked online at a discount service. When I get to the hotel the check in person, Pat, was almost to giddy to tell me there was $20 pet charge. I said I booked a pet room and I figured you should include charge at booking. Evidently the $20 pet charge plus an additional $200 hold on your card is buried deep in website minutia that normal people do not read. They bury it intentionally. Anyway Pat seemed disturbingly delighted to charge me the $20 and put the extra $200 hold. I go to my room. Dismal. Burned out light bulbs. Fluid stains on furniture. In the morning they have a breakfast buffet. I got there at 6:30am and the buffet was pretty bare. I called out to Pat the manager and said where is the food? I'm guessing Pat is about 80 but she has a lot of energy. She disappeared in the back to bring out more breakfast. I was standing there and I was thinking I am in a hurry. I don't have time to stand around and wait for breakfast. There is a sign in the lobby with lots of do not do this type thing. One of the things is don't take breakfast to your room. It's weird. It's on the wall. No normal person is going to read this small print. I can't wait anymore so I take a spoonful of egg and the remaining sausage patty and I go to my room. Suddenly stomping behind me like a water buffalo is Pat the manager bellowing at me about my spoonful of egg. Pat demands I take the spoonful of egg back to the lobby. At this point I realized that Pat was probably a concentration camp guard in a previous existence. Pat followed me all the way to my room threatening to have the cops show up and deal with me and the spoonful of egg. If you stay at this place I recommend you have a bail bondsman at the ready should the hotel staff want to arrest you.
