I was in town for a business trip and needed a budget option in this area. Chose this place cause it seemed not bad and affordable. Worst mistake ever. I arrived Thursday morning and immediately could tell something was off. The lobby area was very dirty and didnāt feel like it was regularly maintained. The person at the front desk had trouble finding my reservation was rude and hostile towards me the entire time. After about 15-20 mins of whatever they were doing, I was finally about to check in and headed to my room on the 3rd floor. (Side note: the elevator was weirdly sticky. Gross) When I entered the room, I was caught off guard. Despite being a ānon-smokingā hotel, there was an offputting smell that lingered in the air. I brought this up to staff and they aggressively told me they didnāt smell anything weird. The bathroom was disgusting. There was mold on the shower curtains. The toilet seat was broken. There was a fully rusted tissue dispenser in the wall and all the soap dispensers were empty. The room itself was pretty bad as well. The desk was oily, there were some crumpled wrappers in the corner, and there were weird stains on the wall. I understand that I opted for a budget option when I booked this place, but Iāve been to 1-star motels with better cleaning standards than this place. Also, I did inquire how often they would do housekeeping on the room. They said theyād do it every other day, but during my 4-night stay, they didnāt clean it once⦠The āfree breakfastā was also atrocious. Your only options include dry cereal, stale bread/bagels, and rubbery eggs. They also had an automatic pancake maker, but it just spits out undercooked oblong mounds of batter that arenāt edible. As for fresh fruit, they had just bananas and as for dairy, they only had whole milk as an option. Ended up walking to dennys across the street every morning instead. On the day of checkout, as I was wrapping up packing and double checking I didnāt leave anything behind, one of the staff (COMPLETELY UNPROMPTED) used a key to come into my room at 11:00 on the dot to tell me to hurry up and check out. I told him I was literally just doing some final checking and was about to wheel my suitcase out when he barged in on me. Like, I understand check out is at 11, but for someone (not even housekeeping btw) to barge into my room at exactly 11 to aggressively tell me to leave is very uncalled for. No call prior. No knock on the door. No āare you decent?ā Just straight up came in and started yelling. Like wtf. I had never experienced that before. After dealing with that and taking my stuff downstairs, I went to the front desk to check out. The dude (same one who came into my room btw) told me I was all good to go. I asked for a receipt and he said due to their policies, they cannot give me one and to just check my email. What. BIG RED FLAG. I have never heard of ANY place, regardless of type of business, that refused to give receipts. After some back and forth, they called for their manager(?) and they tried to tell me the same thing. They couldnāt give me a receipt. I asked them if they didnāt have a printer or something. They said they do, but it was against policy to give me my receipt. I told them that if they didnāt give me an itemized list of all the things they charged me for, Iād call the cops. The front desk person and manager started yelling at each other in Indian and after some shady computer work, they printed out my receipt. Definitely suspicious. TLDR: staff is rude, place is dirty as hell. Might highkey be a scam. DO NOT BOOK

I don't know how this place stays in business. They must pay off the health department. This is a huge former Best Western, but was bought out a few years ago and has gradually gone down hill. When there are only 6 cars in the parking lot, it is obvious something is wrong, nobody there. Are they housing homeless people? The towels are so worn, the floors are dirty, the TV would not work, so we moved to another room. We didn't dare eat breakfast. It just seems sketchy; though the people at the desk are very nice, it is not a safe place for two women. Last year we tried it, and there were a few workmen staying there. This year there was only one couple we saw. I don't know how they pay the bills with this kind of business. The paint is chipped, door jams have been pried open. Carpet is dirty, etc. Just a warning, but the bed was comfortable so we made it through two nights and left.

This is my favorite hotel to stay in the area. I've stayed in many rooms in overland park on business trips and I always come here once I found it. Super reasonably priced, especially with the deals from agoda, the staff has their sh*t together. Its well run, clean, the rooms are spacious, but my favorite part: the hotel sits atop a hill with all east / west facing windows. the rooms are filled with natural sunlight at golden hour or in the morning depending on which side you get. Its super cozy. Hope this helps :)

We have stayed at this hotel previously 2 times and both stays were very good. However, this time we found the hotel under different management and there is a definite difference. The elevator was broken and we weren't informed of that nor could they put us on the first floor. My bad knees don't like stairs. We had to haul our suitcase up the stairs and no one offered to help. The room we were given had a smoke odor in the room and we complained. They said that they would come up then just hung up. We were moved to the suite which was better but the curtain in the room was duct taped to the wall. The linens were thread bare. The mattress was as hard as a rock and neither of us slept well that night. Breakfast was nowhere close to what it was previously. The only fruit was blacken bananas. No yogurt and a small quantity of eggs with no sausage or bacon. Dry cereal was available along with a pancake maker that made smallish thin cakes. We like the location as it is close to restaurants, gas station and freeway access. I should have known when the price dropped over last years price. Since we had been there before I never bothered with the reviews or I would have known why. So this is the last time to stay at this place.

The hotel is dirty, the elevator was broken, the mattresses were old and sunken in. The only positive I can say is the water pressure was strong. The employees were not helpful or pleasant in addition to the conditions.
