Holiday Inn Express & Suites Olathe South an IHG Hotel

Booked hotel several months in advance. Arrival- front desk was friendly although did not acknowledge IHG Diamond Elite. Room- Rm 122, dimly lit & immediately upon entering a very strong odor of MOLD. Bathroom had cracks in ceiling, potentially indicating a leak from bathroom above. Mold smell was so intense- eyes burning, throat sore and nausea from 15 minutes in room. Staying in the room was not an option, as it is a health hazard. Attempted to move to another room & hotel completely booked. Considering it was 9:30pm at night & the following events for the wknd: KC Chiefs, College football game & Soccer tournaments- everything booked within a 30 mile radius for Fri-Sun. This left us scrambling for a hotel & a very disappointing experience.

Let’s start with reception. Needs a serious upgrade. Does not look like a hotel at all. Dining area woefully unattractive. Carpets in hallway look very old. Entire hotel had a mouldy smell. I realised after entering our room that there is Zero natural ventilation. Avoid at all costs if you are asthmatic or have respiratory problems Our initial room 216 stunk of stale air / mould. The aircon was blasting our cold air and it smelt horrible. We were so upset but our friend booked this and didn’t wish to offend. The manager didn’t apologise or seem concerned - he said v little and good naturedly gave us a new key for 220. Marginally better but the room has NO WINDOWS you can open. How is this even legal?? It reminded me of Alcatraz - except they at least got natural ventilation. The beds were very good. The pillow was nice. The sheets were clean. The bathroom floor was pretty dirty. I know it hasn’t had a deep clean / mop in ages but the rest of the room was clean. No wa Aircon was horribly noisy but without it room was stifling. Also smelt musty. Aircon vents needing a clean ? Breakfast would have been ok if tables were clean and it had been restocked. There was yoghurt and hard boiled eggs and what looked like biscuits and gravy. There was a woeful apple which was brown and shrivelled. Gym had treadmills in a tiny room and a row of weights. Didn’t train as again would feel cramped although I may give it a go this morning but no ventilation will make it hard. There is a pool which would be fun for children. We would never ever stay here again, even if offered free accommodation, as I value fresh air too much. It’s a shame that there are some good things but the ventilation negates all positives.

Okay pricing when booked on the app, booked front desk and missed points booking, breakfast was fair, they ran out of multiple items over the week we stayed. Friendliest staff around by far. Their kindness is unmatched. Warm and welcoming. I prefer this location for value, staff and the breakfast. The previous time I stayed in may I noticed the elevator corridor was dirty and in need of some renovating, paint etc. I loved the remoteness and east parking. It’s quick to navigate north to where we needed to be. The Olathe North property has nothing on these guys.

Not the cleanest hotel. Bath towels coming apart with strings hanging off them. Breakfast just okay. There were nice grassy areas out front to walk the dog so he could go potty. Won't stay here again thou.

nice and clean room. good breafast and good customer service. Lobby was big and mordern. Parking lot ligths were bright with lots of parking. Pool and spa were clean and relaxing. Outdoor fire pit was extra good
