We stayed in a studio and found this to be the most cramped, small studio we have ever had at a Towneplace. The studio was smaller by several feet in each dimension. Furniture was just packed into the place with no floor space or room whatsoever. There is no place to even set your suitcase, no luggage rack at all. Our normal checked bag did not even fit on the closet floor. In order to place the bag on the closet floor we first had to remove the ironing board. There was no place to put the ironing board so we had to lean it up near the entrance door. Then in order to get the suitcase into the closet and onto the floor we had to remove the bottom wire shelf. Only then could we place the bag on the floor, not very convenient at all. No where in the room to even place out carry-on bag so that luckily fit once again on the floor in the closet next to the other bag. As 2 people we also had a second checked bag and once again no where to put that in the room. We had to place that bag onto the floor in front of the HVAC unit and partially in front of the sofa. We have never had such a problem at a Towneplace in the past. Maybe this is a newer, cheaper, much smaller design but totally unsuited for 2 people nor for anyone not staying a long time where you can unpack everything and use the shelving they provide. But even then, there is no where to store your empty suitcases! Marriott really screwed up on this one! But I have been seeing lately as Marriott has become so huge and the memory of Bill Marriott fades the company is slowing, maybe more rapidly now, sliding downhill. Details are not attended to, poorly designed and poorly managed properties are more and more common and the Marriott brand is getting more and more tarnished as it is diluted by badging more and more properties "by Marriott" in an attempt to live off the Bill Marriott legacy without leading and managing as he did, see his book "The Spirit to Serve". Besides the fiasco of the bags we noticed that the sofa bed had no room to comfortably be used since it was so close to the bed. In addition. the foot rest that went with the sofa had no place to be stored when using the bed, nor did the sofa cushions. What a crazy design! And this from Marriott? Good thing only 2 of us and no need to use the sofa bed. We booked a studio since that was the only room type with a king bed since both the 1 bedroom and 2 bedroom units had only queen beds. Seriously? I even believe the pictures and description of the studio on Marriotts website for this property and not even from this property and as such don't reflect what you actually get. Instead they are stock photos and descriptions, perhaps of an older design for Towneplace. I found the general manager of this property to be unhelpful and uncaring. My recommendation is to avoid this property and to take extreme caution with the entire Towneplace brand.

I would highly recommend this hotel. We stayed for three nights in October and found it to be a very clean, comfortable hotel with great personnel. Tracye at the front desk went above and beyond to give us excellent service. The room was clean and spacious. Breakfast was great with many choices. The hotel is also in a great location close to restaurants, shopping and other attractions in Hot Springs.

The rooms are beat up and absolutely disgusting. My family and I stay at Marriottās and this is well below Marriott standards. Carpets are stained, showers donāt work, the cabinets are beat up. This hotel is a 1 maybe 2 star hotel that feels more like a motel.

The hotel was very clean and well maintained. Logan checked is in and was very friendly. He remembered our name the next day when we walked in. The only drawback is it is about 4 miles from bath row in Hot Springs. If you have a car, itās no big deal.

Very well maintained property. Very comfortable bed. Full kitchen. Excellent breakfast selections included. Staff super friendly and accommodating. Housekeeping offered every 3rd day of stay, which seems to be the typical practice at many hotel properties, post-Covid. We would stay here again if our travels take us to Hot Springs.
